Investing in Colombia

From 9 A.M. to 5 P.M.: A Day to Evaluate a Real Estate Investment in Colombia

When people picture investing in Colombian real estate, they usually picture numbers: a price, a payment term, a percentage on a spreadsheet. A lot at Altos de Yariguíes Country Club, on the shore of the Topocoro Reservoir, is something you can actually walk through, start to finish, in a single visit. Here is what that evaluation looks like, hour by hour, before anyone signs anything.

9 A.M.: Arriving to See the Infrastructure for Yourself

The day starts at 9 in the morning, 50 minutes outside Bucaramanga via the old road to Barrancabermeja, past the La Renta rest stop, just after a stop sign, then straight ahead to one of the two access gates: the main one on that same road, or the auxiliary gate on the main road. What you see first is not a site plan or a rendering: it is already paved roads, solar powered street lighting and underground electrical wiring, all installed, along with a drinking water supply point that has its own treatment plant. The project also sits near a commercial and hotel area. None of this infrastructure is a future promise. It is built, and you can walk it the same day you visit.

11 A.M.: The Model Home and the Title Deed, Not Just a Floor Plan

Mid morning is for touring the model home, already built and open for visits, with real finishes, lighting and views. It is also the moment to look at what legally backs the investment: the project includes 138 residential lots plus a commercial area, with sizes starting at 1,250 m² and prices from $395,000,000 to $550,000,000 COP, depending on each lot's location, view and topography, and every lot is delivered with its own independent title deed. The development is planned in two stages, and anyone who wants to review either stage's full layout can also do it through a 360 degree virtual tour filmed directly on site, before or after the in person visit.

1 P.M.: Lunch by the Water, 500 Meters From the Water Sports

Midday is for the social club's panoramic pool, with a direct view of the reservoir, the social bar and the ecological trails through native forest, including the park built for owners' pets. The project sits only 500 meters from the reservoir's water sports facilities, where people kayak, paddleboard, jet ski and wakeboard on the same water visible from the pool. Seeing that distance in person, not just in a photo, is part of understanding how real the lifestyle behind the investment actually is, and how easy it would be to use it any weekend, not only once construction is finished.

3 P.M.: Talking Through Direct Financing, No Banks Involved

The afternoon is for the financial side. Proyecto Girasoles S.A.S. finances its buyers directly: in Stage 1, financing extends up to 7 months, and in Stage 2, buyers can finance up to 40% of the lot's value over 22 months, depending on the lot chosen. Reserving a lot is possible starting at $20,000,000 COP, and if you decide to build, you can do it with the project's own construction company or with another one, as long as it follows the owner's manual. None of this depends on a bank's approval or an intermediary.

By 5 in the afternoon, when the visit wraps up, you have already seen the roads, the model home, the title deed, the pool, the water and the financing numbers, all in the same day and with your own eyes. That is the difference between investing in real estate as a number on a screen and investing in a place you can walk, touch and use from the very first weekend.
