A Titled Lot Versus a City Apartment: What to Really Compare

When people think about putting capital into Colombian real estate, the first image is usually an apartment in the city. It is a familiar option, and there is nothing wrong with it. But more and more people are asking about another one: a lot of your own, with an independent title, in a natural setting a short drive from home. This is not about saying which is better in general. It is about knowing which questions to ask each one. Here are the ones I would use.

First question: what will you do with this asset?

An apartment and a lot are not used the same way. With an apartment, you usually think about the city: close to work, schools, daily life. With a lot on a reservoir, the question changes: what kind of place do you want for rest, for gathering your family or, later on, for building the home you imagine? At Altos de Yariguíes, 50 minutes from Bucaramanga, that use can already be tested: the social club has a panoramic pool with a direct view of the reservoir, a social bar, ecological trails through native forest and a dog park. Before comparing prices, decide what you want to live.

Second question: what can you check with your own eyes?

This is the most practical part. An asset is easier to evaluate when you can visit it, touch it and ask about every detail. At Altos de Yariguíes the infrastructure is already built, not promised: paved roads, public street lighting powered by solar lamps, underground electrical wiring and a drinking water supply point with its own treatment plant. The model home is also built and open for tours. Whichever option you compare, always ask for the same thing: to see what exists today, not what is drawn on a plan.

The model home is already built: a space you can walk through and check in person.

Third question: what paperwork and payment terms are in front of you?

Whatever type of property you consider, check the title and the payment terms before you reserve. Here, each lot is delivered with its own independent title deed, and prices run from $395,000,000 to $550,000,000 COP depending on location, view and topography. Financing comes directly from the developer, with no banks or intermediaries: in Stage 1 up to 7 months, and in Stage 2 up to 40% of the lot's value over 22 months, depending on the lot chosen. A lot can be reserved starting at $20,000,000 COP. And if you decide to build, you can do it with Proyecto Girasoles or with another construction company, as long as the owner's manual is respected.

I am not going to tell you a lot is better than an apartment, because that depends on your life and your plans. What I do suggest is comparing them with the same three questions: what you will use it for, what you can see today, and what paperwork and payments are ahead of you. If a lot by the water answers those better, it is worth seeing in person.

Compare with your own eyes, not with brochures

Tell us what you are comparing and book your visit to Altos de Yariguíes. You will walk the project, the social club and the model home, and get your questions answered about stages and financing.
