Financing and investment

How Direct Financing for a Lot Works, Step by Step

Buying land often stalls for one specific reason, and it is rarely the price. It is not knowing how the payment works. Do you need a loan? How much do you put down at the start? How long do you have to finish paying? When the answers are vague, the decision gets pushed back.

So I wanted to write this as a set of steps, the way I would explain it to someone asking me for the first time. I rely only on what is published about the project, and where a detail depends on the lot, I will say you need to ask.

The five steps, in order

1. Understand who finances it. At Altos de Yariguíes the financing comes directly from the developer, Proyecto Girasoles S.A.S., with no banks or intermediaries. That means there is no bank credit review in the middle: you deal directly with the people who develop and sell the project.

2. Hold your lot with a reservation. A lot can be reserved starting at $20,000,000 COP. The reservation holds the lot you like while you finish reviewing everything else at your own pace.

3. Pick the stage. The development is planned in two stages, and the financing changes depending on which one you choose. In stage 1, financing is available for up to 7 months. In stage 2, up to 40% of the lot's value can be financed over 22 months, depending on the lot chosen.

4. Compare the lot, not just the term. Lots start at 1,250 m² and prices run from $395,000,000 to $550,000,000 COP, depending on location, view and topography. A longer term does not help much if the lot is not the one you actually want.

5. Ask about the details of your case. The exact conditions depend on the lot you choose, so ask for the plan in writing for that specific lot before committing.

What to verify besides the payment plan

Financing well is not only about getting more time. Each lot is delivered with its own independent title deed, and it is worth confirming that for the lot you pick. It also helps to see what is already built: paved roads, public street lighting powered by solar lamps, underground electrical wiring, and a drinking water supply point with its own treatment plant. All of that is done, not planned, and you can check it on a visit.

And if you plan to build, you can do it with Proyecto Girasoles or with another construction company, as long as the owner's manual is respected. The model home is already built and open for tours, so you can see how it feels before picturing your own.

An honest note about big decisions

This guide is not financial advice and it promises no returns: I do not have any figures and I will not invent them. What I can tell you is that a clear payment plan, with the project in front of you, makes the decision much calmer. Compare, ask questions, and decide with your own numbers.

If after reading the five steps the path feels simpler than you expected, the next move is easy: tell us what you are looking for and we will go through the options together.
