Myths and Realities of Buying Land in Colombia

Buying land in Colombia, especially outside the city, comes loaded with ideas that hardly anyone ever checks closely. They get repeated in family conversations, WhatsApp groups and opinion columns: that without a bank involved there is no real guarantee, that a lot with nothing built on it has no paperwork of its own, that moving away from the city means waiting years for basic infrastructure. Some of these ideas hold a grain of truth in specific cases, but as general rules they do not match reality. Myth: without a bank involved, there is no real guarantee

Myth: a lot with nothing built on it has no paperwork of its own

In Colombia, the matrícula inmobiliaria is the legal registry that identifies a piece of property, and a lot can have its own from the moment the purchase is formalized, regardless of whether a house sits on it yet. What is worth asking, in any project you are considering, is whether each lot is delivered with its own deed and independent title, or whether that depends on some future paperwork. Myth: buying outside the city means waiting years for infrastructure

This myth makes sense if the only projects you know are sold entirely on paper, without a single paved road or a working streetlight. But not every development works that way. When the infrastructure is built before or alongside the sale, a buyer does not have to wait for it to show up someday: they can see it and walk it on their very first visit.
