Why I Believe in Direct Financing: A Personal Note on Altos de Yariguíes

I have sat across enough people who want a lot on the Topocoro Reservoir and stop at the same sentence: "first I need the bank to approve me." I have heard that sentence from professionals who saved for years for their first piece of land, from parents who want to leave their kids something tangible, and from people already thinking about retirement who want a real place to spend it, not just a number in an account. I understand the logic, that is how most land gets bought in Colombia. At Altos de Yariguíes we chose to do it differently from day one, and I want to explain why I believe that choice matters, not as a sales pitch, but as something I have watched play out up close.

The obstacle is rarely the dream

Most people I talk to are not unsure about wanting a place by the water. They are unsure whether a bank will approve them, how long the process will take, how many requirements will land on a piece of property outside the city. Buying far from Bucaramanga usually means more paperwork, more back and forth, and a longer wait right when someone has already made up their mind and just wants to move forward. That is exactly what Proyecto Girasoles set out to solve directly: at Altos de Yariguíes, we finance our buyers ourselves, with no banks and no intermediaries.

How direct financing actually works here

In Stage 1, financing extends up to 7 months. In Stage 2, buyers can finance up to 40% of the lot's value over 22 months, depending on the lot they choose. And the entry point is low, you can reserve a lot starting at $20,000,000 COP. This is not an abstract promise, it is a payment plan built around the specific lot you are looking at, with clear amounts and timelines from the first meeting, so you can review the whole thing before committing to anything.

What you sign is yours from the first document

Every lot at Altos de Yariguíes comes with its own independent title deed. That means your property does not depend on your neighbor's or on the project moving into another stage, it is yours, with its own registration number, from the moment you sign. And when it is time to build, you can work with the project's own construction company or with another one you trust, as long as it follows the owner's manual. That freedom, combined with the fact that the development itself (paved roads, solar street lighting, underground electrical wiring, drinking water with its own treatment plant) is already built and not just on paper, is what makes me comfortable recommending this path without hesitation.

None of this asks you to take a promise on faith. The model home is already built and open for you to walk through in person, with real finishes, lighting and views, not renderings. You can see the land, walk the social club, and ask every question you have before signing anything, with the same team that will guide you through the financing.

We do not finance directly to sell faster. We do it because I have seen enough people with the right dream and the wrong loan to believe the answer was removing the bank from the equation, not the dream of owning a lot on the Topocoro Reservoir.
